Install Carbon Monoxide Detectors…It’s the law!

Did you know that WA State law requires that you install Carbon Monoxide Detectors prior to transferring property to the new buyer? Here is the rule…

The number of CO monitors required in any given home (new and resale), and the location of those monitors, is controlled by regulation adopted through the state building code.  WAC 51.51.315 provides:

"… an approved carbon monoxide alarm shall be installed outside of each separate sleeping area in the immediate vicinity of the bedrooms in dwelling units and on each level of the dwelling and in accordance with the manufacturer's recommendations."

The accuracy of real estate websites

MLS-powered local brokerage sites enjoy three major advantages over portal sites (sites such as Zillow and Trulia)

  • Brokerage sites show 100% of the agent-listed homes for sale, compared to only 80% on portal sites.
  • Brokerage sites show new homes for sale 7 to 9 days earlier than portal sites.
  • 36% of home listings that appear as active on portal sites are no longer for sale.
Name: The Accuracy of Real Estate Websites – .pdf
Description: The WAV Group, one of the largest real estate consulting firms in the nation, published the results of an independent study that compared listing information on real estate brokerage websites like Windermere.com with those of national real estate portals, such as Zillow and Trulia. The study focused on 11 major markets and found that local real estate brokerage websites have the most complete, accurate, and up-to-date information about homes for sale.

I need buyers!

It will be interesting to see how this month finishes but I think it's fair to say it was a pretty slow month for real estate in Whatcom County. There is a shortage of inventory which may be contributing to fewer homes pending but we are definitely lacking buyers. Even on some of the lower priced inventory the homes are not moving nearly as quickly as they were just a month ago. I find it surprising too with the interest rates remaining ever so low. May of 2013 was our strongest month of the year for the number of homes that went under contract in Whatcom County. So if that trend is similar this year (typically real estate is very cyclical )one can only expect things to perk up soon!
